FALL MAINTENANCE CHECKLIST

PREPARE FOR THE COLDER (& WETTER) MONTHS AHEAD

Fall is a great time to catch small maintenance issues before winter weather turns them into bigger problems. Use this checklist to walk your property and note anything that needs attention.

ROOF, GUTTERS & DRAINAGE

☐ Clean roof and gutters

☐ Inspect roof for damage.

☐ Inspect attic vents.

☐ Clean debris from window wells.

☐ Make sure gutters and downspouts are secure and direct water away from the foundation.

☐ Clear exterior drains, catch basins and driveway drains before heavy rain.

SAFETY & ELECTRICAL

☐ Check smoke and carbon monoxide detectors and replace batteries as needed.

☐ Check outdoor lighting; replace bulbs and repair fixtures.

☐ Check electrical cords for damage, especially outdoor cords.

☐ Check fire extinguishers and make sure they are accessible.

HEATING &VENTILATION

☐ Service the heating unit.

☐ Test the thermostat and heating system before cold weather arrives.

☐ Replace HVAC filters.

☐ Clean HVAC vents and the dryer vent.

☐ Clean ceiling fans and set them to rotate clockwise for winter.

☐ Have fireplaces, woodstoves and chimneys inspected/cleaned before seasonal use, if applicable.

EXTERIOR & WEATHERPROOFING

☐ Pressure wash walkways and siding to remove dirt, mold and mildew, as conditions allow.

☐ Repair fences and gates.

☐ Check decks for damaged boards, trip hazards and rot.

☐ Check that railings are secure.

☐ Check siding and trim for rot and insect damage.

☐ Touch up paint or fully paint if needed.

☐ Refinish or reseal decks and patios if needed.

☐ Seal windows and doors to prevent air leaks and help keep your home warm.

☐ Repair window and door screens.

☐ Check for pest entry points and seal gaps in siding, foundations and around penetrations.

PLUMBING & FREEZE PREPARATION

☐ Repair leaking hose bibs and outdoor faucets.

☐ Disconnect and drain garden hoses before freezing weather.

☐ Winterize irrigation systems and outdoor water features, if applicable.

☐ Protect exposed plumbing in unheated areas and know where the main water shutoff is located.

MOISTURE & FOUNDATION

☐ Check crawlspaces, basements and attics for water   intrusion, staining or musty odors.

☐ Look for standing water or soil that slopes toward the foundation and address drainage concerns.

☐ Test sump pumps, if present, and make sure discharge piping is clear.
