Q: What sets RHMS apart?
A: RHMS was created and is still run by Gary Indra. Gary earned his Certified Property Manager’s (CPM) Designation from the Institute of Real Estate Management (IREM) in 1990 and worked as a property manager for the next 20 years. This was After having run the in-house maintenance crew for the largest management company in Oregon for 5 years! This background has given him the ability to know just what a property manager/owner needs in the area of maintenance and repairs. He crafted RHMS to meet those specific needs. Pricing, scheduling, follow-up and even the information we put on our invoices provides the property manager with the peace of mind that the job is in good hands and is being done as cost effectively and professionally as possible.
Q: Does RHMS only work for the Rental Housing Industry?
A: NO. We work for Commercial and Retail concerns as well as for Private Homeowners!
Q: Why does RHMS recommend pulling permits?
A: Permits Protect! They protect you, your tenants and the owners of properties you manage. RHMS is expert in identifying those jobs that need permits of varying types. Having a permit on file provides you with the peace of mind that the jobs were done safely and to code.
Q: Can’t Any contractor do “minor electrical and plumbing”?
A: NO. Only contractors who are ALSO licensed as Electrical Contractors can do electrical work. Only Plumbing Contractors can perform plumbing work. This applies to ANY kind of electrical or plumbing work in either Oregon or Washington. And only properly licensed contractors can pull permits.
Q: Can RHMS do Electrical Work?
A: YES. RHMS is fully licensed to handle all of your Electrical needs. We are uniquely dual licensed to save you money. We can do many of the minor repairs under our Limited Maintenance Specialty license, LMS177 at only $55 per hour. All other electrical work falls under our Electrical Contractor’s license #C363 and is billed at only $75 per hour!
Q: Can RHMS do Plumbing Work?
A: YES. RHMS is fully licensed to perform all of your Plumbing needs under our Plumbing Contractor’s license #PB333.
Q: What does RHMS charge for its services?
A: Our rates vary depending on the type of work we perform and run from $35/Hr. to $49/Hr. with the exception of Plumbing and Electrical work as noted above.
Q: Does RHMS work on a Time and Materials basis only or can I get a bid?
A: RHMS gladly provides free bids for any of our work as long as it is biddable.
Q: Does RHMS have its own employees or is this one of those companies that uses “subs”?
A: We have our own employees! They are fully covered by Worker’s Compensation Insurance and by our Liability Insurance policy. Companies that act as job brokers and dole out jobs to a list of “subs” often use unlicensed, uninsured workers. If these workers get hurt on your job you could be held liable! This does not even address the quality of the work they do.
Q: How does RHMS bill for work?
A: Unless otherwise specified, we invoice on a Net 30 day basis.
Q: Can I pay with a credit card?
A: YES. We take Visa, MasterCard or Discover Card.
